These Terms of Use ("Terms") govern your use of ShortSaleGuide.com (the "Site"), operated by Short Sale Guide, LLC, a licensed Florida real estate brokerage (License CQ1066900), located at 700 NW 7th Drive, Boca Raton, FL 33486 ("we," "us"). By using the Site, you agree to these Terms. If you do not agree, please do not use the Site.
1. Informational purpose only — no advice
Everything on this Site — including The Short Sale Guide, the Short Sale Toolkit, and the file checker tool — is general educational information about the real estate process. It is not legal, tax, financial, or credit advice, and it is not advice about your specific situation. Short sales have serious legal, tax, and credit consequences. Always consult a licensed attorney and a tax professional before making decisions, and rely on your mortgage servicer's written instructions, which control over anything on this Site.
2. No client or agency relationship
Using the Site, downloading materials, joining the email list, or using the file checker does not create an agency, brokerage, attorney-client, or fiduciary relationship between you and Short Sale Guide, LLC or any of its licensees. A brokerage relationship is created only by a separately signed written agreement.
3. The file checker
The file checker is an automated informational tool that maps your answers to publicly documented program requirements. Its output is a general starting checklist, not a determination of eligibility. Lenders, servicers, investors, and mortgage insurers make their own decisions and may require items not listed, decline complete files, or change requirements at any time. We make no guarantee that any short sale will be approved.
4. Program rules change
References to program rules (for example Fannie Mae, Freddie Mac, FHA, VA, or USDA requirements) reflect published guidance as of the date stated in the material. Programs change without notice. Verify current requirements directly with your servicer or the relevant agency.

The Site and its content — including The Short Sale Guide (2026 Edition), the Short Sale Toolkit, and the file checker — are © 2026 Short Sale Guide, LLC. All rights reserved. You may not reproduce, distribute, republish, or create derivative works from this content without prior written permission, except that brief quotations with clear attribution and a link to the Site are permitted. 6. Acceptable use
You agree not to misuse the Site, including by scraping content at scale, attempting to disrupt or gain unauthorized access to the Site, or using the content to train commercial products without written permission.
7. Third-party links

8. Disclaimer of warranties; limitation of liability
