AI Disclosure
Effective date: August 7, 2026
We believe in being straightforward about how this Site is made. Here is exactly how artificial intelligence is — and is not — used at ShortSaleGuide.com.
1. How our content is produced
The Short Sale Guide, the Short Sale Toolkit, and the content on this Site are produced with the assistance of AI tools, working from published primary sources — including Fannie Mae and Freddie Mac servicing guides, HUD/FHA mortgagee letters and handbooks, VA circulars, federal statutes and regulations, and industry data providers. Every publication is reviewed, edited, and approved by the licensed professionals of Short Sale Guide, LLC before release. A human is accountable for everything published here.
2. The file checker is not AI
The file checker is a fixed, rules-based tool: your answers are matched against documented program requirements using the same predetermined logic for everyone. It does not use machine learning, does not generate answers on the fly, does not profile you, and — as described in our Privacy Policy — does not save or transmit your answers anywhere.
3. What AI never does here
No AI system on this Site makes decisions about you, negotiates with lenders, gives you individual advice, or communicates with you pretending to be a person. If we ever add an interactive AI feature, it will be clearly labeled as such before you use it.
4. Accuracy and corrections
AI assistance does not lower our accuracy bar — it raises our output while humans verify the facts. Program rules are cited to their sources and dated. If you find an error anywhere on this Site, tell us at info@shortsaleguide.com and we will verify and correct it in the next revision.
5. Why we disclose this
Homeowners in financial distress deserve to know exactly who and what they are dealing with. Transparency about our methods is part of the same standard we hold short sale specialists to throughout this Site.
