Privacy Policy

This Privacy Policy explains what information ShortSaleGuide.com (the "Site"), operated by Short Sale Guide, LLC, collects and how we use it. Short version: we collect almost nothing, we never sell your information, and the file checker collects nothing at all.

1. What we collect

Guide delivery and email list. If you request a Guide or join the email list, we collect your email address, whether you identified as a homeowner or an agent, which language edition you requested, the date and source of the request, and the version of the consent language you accepted. We use that record to deliver the requested material, prevent duplicate sends, and document your permission.

File checker. The file checker runs entirely in your browser. Your answers are not saved, transmitted, or stored anywhere. When you close or refresh the page, they are gone. We cannot see them.

Technical data and analytics. Our hosting infrastructure keeps standard server logs (such as IP address and request time) for security and reliability. We use Google Analytics 4 to understand aggregate site usage (pages visited, approximate location, device type); this data is aggregated and does not identify you to us, and we have not enabled Google advertising features. We do not use advertising trackers, ad pixels, or cross-site tracking cookies on the Site. Note: the file checker itself still stores and transmits none of your answers — analytics sees only that the page was visited.

2. How we use your information

We use email addresses only to deliver materials you request and send occasional related educational updates when you consent. We do not sell, rent, or share your personal information with third parties for their marketing. Your information is stored with our website hosting, database, and email-delivery providers, who process it on our behalf.

Text messages. We do not currently send text messages. If we offer SMS updates in the future, they will be strictly opt-in, and mobile numbers and SMS opt-in consent will not be shared with or sold to third parties or affiliates for marketing purposes under any circumstances.

3. Unsubscribing and deletion

Educational update emails include an unsubscribe option. Transactional delivery of a Guide you request is separate from marketing. You can ask us at any time to access, correct, unsubscribe, or permanently delete your information by emailing info@shortsaleguide.com. We honor deletion requests without conditions.

4. Children

The Site is intended for adults involved in real estate transactions. We do not knowingly collect information from anyone under 18. If you believe a minor has provided us information, contact us and we will delete it.

5. Your rights

Depending on where you live, you may have legal rights to access, correct, delete, or restrict the use of your personal information. We extend the same courtesy to everyone: email us and we will act on your request regardless of jurisdiction.

6. Security

The Site is served over HTTPS and subscriber data is stored with access controls. No system is perfectly secure; we collect as little as possible so there is as little as possible at risk.

7. Changes and contact
